Holmes & Edwards, Inc. provides architectural services that span from large or small projects including first concept analysis to years after move-in consulting.

Programming

In the programming phase, we seek to determine early on the project needs. We work with our clients to ascertain room requirements in terms of size relationships and proximities.

Pre-Design

Measure and draw any existing conditions. We utilize AutoCAD for drafting. Photograph site and building. Review local zoning codes.

Schematic Design

The first design ideas are developed initially in a diagram format which progresses to preliminary room and space arrangements. The architectural style is discussed. We review a square foot project budget with clients to make sure we all are in agreement on the price range. We would then organize the consultant team, and establish a project schedule. We check compliance with the building code and handicapped accessibility regulations. Preliminary designs are consistently reviewed with the client.

Design Development

The layout and imagery are developed into more detailed drawings. A perspective rendering may be provided. Finishes and building materials are discussed and selected. Ultimately we provide a more detailed construction cost budget if required. Once more, client input is regularly solicited.

Construction Documents

In this phase we finalize all plans, elevations and details for bidding, permit and construction purposes. We also coordinate and integrate the plans of our various engineering consultants into the architectural plans and write detailed specifications for all building materials and products to be installed. The process also includes the selection of budget conscious green materials where appropriate. A list of potential contractors is reviewed with the owner.

Bidding

During the bidding phase paper and digital copies of construction documents are distributed to the bidding contractors. Addenda are issued as needed for clarifications, and ultimately we receive, tabulate and analyze the bids with the client.

Construction Administration

Prior to construction we prepare a copy of a standard AIA (American Institute of Architects) contract between the Owner and the successful contractor. We also review the proposed construction schedule and review and approve the contractor’s applications for payment at set intervals during construction. During construction we visit the site regularly and have our consultants make similar job site visits to observe specific events as conditions warrant. We review shop drawings, change orders and test reports, write a punchlist at the end of the project and obtain close-out documents from the contractor.

Holmes & Edwards maintains consulting engineers independent from our office that have completed many projects with the firm. Those engineers include civil, structural, hvac, fire protection, plumbing, and electrical. We consult with some or all as the project warrants.

Other consultants that we team with (as needed) are landscape architects, environmental scientists, kitchen consultants, hardware consultants, sound system providers, stained glass artists, geotech/environmental testing agencies, furniture consultants, playground consultants and budget estimators. On the recently completed Our Lady of Lourdes Church project in Wellfleet, we engaged in extended discussions with the State’s Division of Fisheries and Wildlife because the Church site was prime habitat for the Eastern Box Turtle.
